General Description of Requirement

The City of Vancouver (the “City”) invites Tenders for the supply all labour, material and equipment to construct renovations at 236 E. Cordova Street as further described in this ITT.

The Work generally consists of deconstruction, construction, supply and install, and is not necessarily limited to the following:

(a) General Construction Services for Architectural, Mechanical, Electrical, Fire and Life Safety Equipment and Verification, Sprinkler work, Hazardous Materials Remediation, and Security;

(b) The scope includes floor, wall and ceiling finishes, security hardware, doors, frames, hardware, lighting, plumbing, millwork and related blocking and fittings, and blinds;

(c) Removal/modifications to existing partitions and ceiling grid and construction of new. Related seismic anchoring to meet current British Columbia Building Code (“BCBC”);

(d) Patch and repair to all affected areas including existing partitions, ceiling, slab, DDC wiring and finishes. This pertains not only to the area of work but also to other floors that may be disturbed by the work;

(e) Fire stopping at slab, roof and ducting penetrations (and elsewhere) as required to meet current BCBC;

(f) Acoustic upgrades including baffles, insulation and gasketing;

(g) Communications and Electrical: All cabling necessary to provide active service to all new and existing equipment including (but not limited to) network switches, mechanical equipment, life safety equipment, AV equipment and security equipment;

(h) Installation and connectivity of communications and electrical via cable chase and Owner supplied pacpoles and furniture panels;

(i) Coring and related x-ray screening as required;

(j) DDC controls and graphics for mechanical. Sensor and switching controls for lighting;

(k) Supply, relocation and installation of appliances and equipment as noted on the ID drawings;

(l) Provide accurate as-built drawings, specifications, maintenance manuals and warranties within three months of substantial completion; updated AutoCad and pdf’s required;

(m) Passing grade of Security clearance check for the General Contractor (“GC”) and all their subcontractors;

(n) The hours of work for the GC to perform their work at 236 East Cordova Street; i. 7:00 a.m. to 3:30 p.m. preferred (when City Building Operations staff are on site);

(o) Free parking underground parking for the GC and subs will be limited to 8-10 stalls Mondays to Fridays. Weekends will have more availability. Some height restrictions apply;

(p) Freight elevator access for both sites available for GC; and

(q) GC and subcontractor tools and equipment can be stored on the 4th floor at their own risk.

The following are not included in the Work:

(a) Supply and installation of furniture; and

(b) Move management, except as stated.

The Site is located at 236 E. Cordova Street in Vancouver, British Columbia. The Site is further described in the Tender Documents.

Information Meeting

MANDATORY INFORMATION MEETING

Tenderers are required to attend the mandatory information meeting (the “Mandatory Information Meeting”) on Thursday September 21, 2017 commencing at 9:00 a.m.

The location of the Mandatory Information Meeting will be: 236 E. Cordova Street, Vancouver, British Columbia. Tenders are asked to meet outside the main entrance to the building on E. Cordova Street.

Tenderers are asked to pre-register for the Mandatory Information Meeting by submitting the Mandatory Information Meeting Attendance Form (Appendix 1) to the Contact Person by email prior to 3:00 p.m. on Wednesday September 20, 2017.

Only Tenderers who have duly completed and executed the Non-Disclosure Agreement (Appendix 3) and delivered it to the City in accordance with this ITT will be allowed to attend the Mandatory Information Meeting.

ADMINISTRATIVE REQUIREMENTS

Tenderers are asked to indicate their intention to submit Tenders by submitting to the Contact Person a completed Response Notification Form (Appendix 2) by email on or before Friday September 22, 2017:.

PLEASE NOTE - THE FOLLOWING IS ADDED:

Tenderers are invited to attend a second non-mandatory information meeting (the“Second Non-Mandatory Information Meeting”) on Tuesday October 3, 2017 commencing at 8:30 a.m. and lasting until 9:15 a.m.

The location of the Second Non-Mandatory Information Meeting will be: 236 E. Cordova Street, Vancouver, British Columbia. Interested Tenders and sub-contractors are asked to meet outside the main entrance to the building on E. Cordova Street.
